What Selling As-Is Actually Means

"As-is" is used loosely in real estate advertising. It is worth understanding what it actually means before you rely on it.

In practice, selling as-is means the buyer accepts the property in its current condition rather than asking you to complete repairs. It does not mean nothing gets reviewed.

What to Understand First

As-is, explained honestly

You are not making repairs

Depending on the property and transaction, you may not need to repair, renovate, repaint, or clean out the home.

Disclosure still applies

Known material facts about the property should still be shared. Honesty protects both sides of the transaction.

The buyer still evaluates

We look at condition, location, and title. As-is means we accept condition, not that we skip due diligence.

Title is separate from condition

As-is does not resolve liens, taxes, or ownership issues. Those are handled through closing.
